Type a prompt, get a website. AI website builders — Wix's AI, Framer AI, Durable, 10Web and their cousins — promise a complete site in minutes for the price of a sandwich. Meanwhile agencies quote thousands and take weeks. Are agencies obsolete, or is the AI site too good to be true? As a studio that builds websites for a living, here's our genuinely honest take — including when we'd tell you to use the AI builder instead.
What AI website builders are actually good at
Credit where it's due. For the right job, they're remarkable:
- Speed. A presentable website in an afternoon versus weeks of agency process. When you need something live — a landing page for a launch, a holding page, a quick validation test — nothing beats it.
- Cost. Tens of pounds a month versus thousands upfront. For a side project, a hobby business or a venture testing an idea, the economics aren't close.
- Decent defaults. Modern AI builders produce clean, mobile-responsive designs that look professional to most visitors. The "it looks cheap" era of DIY sites is largely over — at first glance, at least.
- Low commitment. Experiment freely. Try three designs in a day. For early-stage exploration, that agility has real value.
If your needs are: a credible online presence, basic information, a contact form, and not much else — an AI builder may genuinely be all you need. We'd rather tell you that than sell you a site you don't require.
Where they fall apart
1. Strategy: the site doesn't know what it's for
An AI builder asks what your business does and generates pages. The site doesn't ask who your customers are, what should make them enquire, how you differ from competitors, or what the website must achieve this year. The result looks professional and converts like a brochure — because strategically, it is one. The highest-ROI part of a professional build isn't the code; it's the thinking about what the site is for. AI skips that entirely.
2. Differentiation: you look like everyone else
AI builders remix patterns from their training data. Your site will look clean, modern — and essentially interchangeable with thousands of others. When your competitive advantage needs to be visible — distinctive brand, unusual offering, premium positioning — template-derived design works against you. Customers can't choose you for being different if you look the same.
3. SEO and performance: the invisible gap
AI-generated sites routinely ship with bloated code, weak technical SEO foundations, generic content and poor performance optimisation. They look fine; Google sees the mess underneath. If organic search matters to your business — and for most SMEs it's the highest-ROI channel — this is where the "cheap" option gets expensive: in traffic you never get. Fixing it retrospectively often costs more than building properly in the first place.
4. Functionality ceilings
Need a booking system with your actual rules? A customer portal? Complex ecommerce? Integrations with your CRM or stock system? AI builders handle the standard cases and hit walls on the specific ones — and your business's specific needs are usually the whole point. Workarounds pile up until someone admits the platform can't do it.
5. Ownership and lock-in
Read the terms. Many AI builders make migration painful — your website lives on their platform, in their format, and leaving means rebuilding. An agency-built site on an open CMS is yours: your code, your hosting, your freedom. The cheap monthly fee is renting; make sure you know what happens when you stop paying or outgrow the platform.
6. Content: the words are still on you
AI builders generate placeholder-grade copy — grammatically fine, strategically empty. The words that sell are written by someone who understands your customers. Whether you hire a copywriter or write them yourself, budget the time: "the AI wrote the content" is visible in the conversion rate.
The honest decision framework
- Use an AI builder when: you need something fast and simple, budget is genuinely tight, its job is credibility (not lead generation), you're validating an idea, or it's a temporary/project site.
- Use an agency when: the site must generate enquiries or sales, differentiation matters, you need custom functionality or integrations, SEO is strategically important, or the website is a long-term business asset. (See our website cost guide for what that investment looks like.)
- Consider the hybrid: AI builder for speed now, agency rebuild when the business case is proven. Or agency for strategy and key pages, AI tools for ongoing content velocity. The choice isn't binary.
The question to ask yourself
Not "can AI build me a website?" — obviously it can. The question is: what job is this website supposed to do for the business? If the answer is "exist credibly", the AI builder wins on value. If the answer is "generate £X in pipeline", "establish us as the premium choice", or "run our bookings" — you need the strategy, differentiation and engineering that AI builders don't do. Buy the tool that matches the job.
Migrating off an AI builder later (plan the exit now)
Many businesses will outgrow their AI-built website — and that's fine, provided the exit was planned. What makes migration painful: content locked in proprietary formats, no export of the site structure, SEO equity (rankings, links) tied to URLs you can't properly redirect, and brand assets that only exist inside the builder. What makes it painless: keeping your domain separate from the builder from day one, maintaining your own copies of all content and imagery, documenting the URL structure, and building any audience (email list, social following) on platforms you own.
Think of the AI builder as rented premises for a young business — perfectly sensible, as long as you know you're renting. Keep the important assets (domain, content, customer data, analytics history) in your name, and the eventual move to a proper build becomes a planned upgrade rather than a hostage negotiation. When that day comes, a web studio can rebuild strategically around everything the experiment taught you about what your customers actually want.
